Wasn't doing anything this afternoon so just thought I'd post a slideshow of my reno. Its less than 5 minutes long. We were going to sell the place, but the market dropped out so my son took over the mortgage and kept it in the family.

No joke! Your neighbors must love you now. Awesome work - I'll never understand why people cover up beautiful hardwood floors like that. I had wall to wall barbie pink carpet when I first moved in. Step one was ripping that crap right out and refinishing the floors.

Funny you guys both picked up on that. It's in a neighborhood that's 50/50 old time homeowners and derelict renters. Lots of drugs and crime in areas close by, but this is a little cul de sac that's a bit of an Oasis. Some nice homes. I bought it for 250. Put about 50 into it and had it appraised at 396. Unfortunately the market crashed and I couldn't even sell it for 325. So we're keeping it for now. My son and g/f are paying a 310K mortgage on it for the time being. Not too bad as they rent out the basement suite for almost $1,000 per month.
